Should You Buy Or Sell First?

Well there is no right answer, for the simple fact that there are so many variables at play in the market. If you live in an area where houses generally languish on the market for months before being bought, then selling first is the way to go. Otherwise, you could get stuck with 2 properties. (Believe me, it happens!)

If you happen to live in an area where homes sell quickly, then you can afford to buy first, knowing that you can sell your existing home for a good price in short order. And let's face it: In a hot market, sometimes you HAVE to buy first just to get the home you want.

But what if you're moving into an area with very few homes on the market?

Then you want to buy first. Why?

Because you could sell, then find that you have nowhere to go. And I doubt you want to end up in a hotel for 5 months, waiting for the right property to show up.
